A well-prepared construction project gives a lender a clearer view of what is being financed. Before applying for new construction loans, a builder planning a spec home should have the basic details of the project organized, including the land, construction scope, budget, and expected completed value.

The construction plan should explain what will be built and how the project will progress. A detailed budget can identify expected costs for land, site preparation, foundation, framing, mechanical systems, electrical and plumbing work, and finishing. The lender can use this information to understand the total project cost and determine the proposed loan-to-cost structure.

For residential construction loans, the borrower's construction background can also be relevant. InstaLend requires either a licensed general contractor or demonstrated prior construction experience. The builder should therefore be prepared to provide information supporting the applicable qualification. The proposed exit should also be clear, whether the plan is to sell the completed spec home or refinance and retain it.
