Individual SFR Loans vs. Portfolio Financing for Rental Investors

Rental investors eventually have to decide how they want to structure financing across multiple properties. Single family rental loans can be arranged individually, allowing each property to have its own loan, payment, and financing terms. For investors who value property-level flexibility, this structure can make it easier to sell or refinance an individual asset without affecting the rest of the portfolio.

Individual DSCR loans also allow each property to be evaluated on its own rental income and financial characteristics. This can make the acquisition process straightforward when an investor is purchasing properties one at a time. Each transaction can have its own loan amount, LTV, DSCR, and closing process. The tradeoff is that investors with many properties may eventually have numerous separate payments and loan relationships to manage.

A DSCR lender may also offer portfolio or blanket financing for investors who want to combine multiple properties under one loan. In a portfolio structure, several properties can jointly secure the financing. This may simplify payments and allow an investor to manage multiple properties through one lending arrangement. However, cross-collateralization can reduce flexibility because selling or refinancing one property may require approval or modification of the overall loan.

The appropriate structure depends on the investor's objectives and portfolio size. Someone building a portfolio gradually may prefer individual financing because each property remains separately financed. An investor with a larger, established portfolio may consider consolidation to simplify administration. Before choosing either option, investors should compare interest rates, fees, LTV requirements, prepayment provisions, flexibility, and exit procedures. The goal is to choose a structure that fits the way the investor intends to acquire, hold, refinance, and eventually dispose of rental properties.
