What to Know Before Applying for Rental Property Financing

Before applying for single family rental loans, investors should understand the financial characteristics of the property they want to finance. Rental income is especially important for DSCR-based financing because the property's income is compared with its monthly debt obligations. Having a clear view of expected rental income, property value, and anticipated debt service can help investors understand the basic financial profile of the deal before discussing financing.

One of the first measurements to review is the debt service coverage ratio. DSCR is calculated by dividing monthly rental income by monthly debt service, which can include principal, interest, taxes, insurance, and other applicable expenses. For example, $3,000 in monthly rent against $2,500 in monthly PITIA produces a DSCR of 1.20x. InstaLend's single family rental program has a minimum DSCR requirement of 1.0x, meaning the property must meet that stated coverage threshold.

Credit and loan structure are also important. InstaLend's program has a minimum credit score of 660 and does not require W-2s or tax returns for qualification. The financing can be structured through an LLC or another business entity where applicable. Investors should also consider the property's type, value, LTV, rental income, borrower experience, and desired loan structure because these factors can affect available financing terms.

Investors can also review the loan amount and repayment structure before proceeding. InstaLend offers single family rental financing from $75,000 to $5 million or more, with up to 80% LTV and 30-year fixed terms. There is no prepayment penalty, and typical closing takes 10–14 business days.
