How Much Down Payment Do You Need for a Single-Family Rental?

Investors generally need to contribute part of the purchase price when financing an investment property. The exact amount depends on the lender, loan program, property, and borrower's qualifications. For single family rental loans, loan-to-value limits determine how much of the property's value the lender is willing to finance. Investors should therefore calculate their required equity contribution before making an offer.

A larger down payment can reduce the loan balance and may improve the property's debt-service position, but it also ties up more capital in the investment. That creates an important trade-off for investors who want to purchase several rental properties. Using too much available cash on one property could limit the ability to fund reserves, renovations, or future acquisitions.

Investors should evaluate the down payment alongside the property's expected rental income. A property with a high purchase price and modest rent may produce weaker cash flow even if the investor has enough money to meet the lender's equity requirement. Conversely, a property with stronger rental economics may provide a better foundation for long-term financing.

Under SFR lending, the maximum LTV and required down payment can differ between programs. Some lenders may also adjust their requirements based on credit profile, property type, occupancy, or DSCR.

Before applying, investors should calculate the complete amount of cash needed—not just the down payment. Closing costs, reserves, insurance, taxes, inspections, and immediate property expenses may also require capital. Understanding the full cash requirement makes it easier to determine whether a rental purchase fits the investor's available resources.
