Can You Finance More Than 10 Rental Properties?

Investors who have reached the conventional financing limit for financed properties may look for alternatives when they want to continue growing a rental portfolio. DSCR-based single family rental loans use a different underwriting approach. Rather than applying a fixed property-count ceiling as the primary limitation, DSCR financing focuses on whether the individual rental property can support its proposed debt through rental income.
This distinction can be important for investors who already own several rentals. Under a conventional mortgage structure, financing additional properties can become increasingly restrictive once an investor approaches the applicable financed-property limits. DSCR lending instead evaluates the economics of each new property. The investor still needs to satisfy the lender's requirements, but the property count itself does not necessarily create the same type of hard stop.
A DSCR lender can evaluate the new property's rental income, debt payment, DSCR, value, and requested loan amount. The investor's existing portfolio may also remain relevant. Credit history, existing debt, payment performance, and the condition of current rental investments can affect the overall application. Having more properties therefore does not mean the investor is automatically approved for every additional acquisition.
Capital can also become an important practical limitation. If each acquisition requires a down payment, the investor needs enough available funds to keep purchasing properties. Investors with several rentals may eventually consider consolidating properties into a portfolio loan, particularly when they want fewer individual payments. That structure can have tradeoffs when individual properties are sold or refinanced. The key point is that financing more than 10 rental properties can be possible through DSCR lending, but continued growth still depends on property-level economics, borrower qualifications, available capital, and the performance of the existing portfolio.
